What drives the price

Why two homes close together can cost very different amounts

The area

Central Sal Rei and Estrela do Mar have the most affordable prices. Praia de Cabral and Estoril, near the finest beaches, cost more per square metre.

Sea views

This is the biggest factor: for the same size, a home with a sea view costs noticeably more. You can see it in the table above.

Floor and terrace

Penthouses and flats with a large terrace are priced higher, but they are also the most popular for holiday lets.

The residence

A pool, reception, garden and good upkeep push the price up, but also the service charges: always ask to see the accounts.

New or resale

New and off-plan homes cost more but are paid in instalments; resale homes are easier to negotiate. Off-plan, always ask for a bank guarantee.

Furniture and licence

A furnished home already registered for holiday letting earns from day one: it is worth a few thousand euros more.

On top of the price

What you really spend, taxes included

On top of the price of the home come the buying costs: under the 2026 rules they are usually between 2.5% and 4% (1% ITI purchase tax, notary, registry, stamp duty and, if you choose one, a lawyer). On a home at the typical price of €150,000, that means roughly between €3,800 and €6,000.
